By agreeing to the offer, you also agree to our terms and the farm rules. Please familiarize yourself with them:
1. General Agreements and Validity
- By accepting the offer, the recipient of the offer (hereinafter the client) also agrees to the terms set by the lessor, unless otherwise agreed.
- The content and terms of the offer can be changed by mutual agreement of the parties.
- All agreements made by email or telephone are part of the rental and service contract between the parties.
- The farm’s general rules are part of the contract.
2. Booking and Cancellation
- By confirming the booking, the client confirms their desired reservation date and guarantees payment of the booking fee.
- The client is aware that in case of cancellation, the booking fee must still be paid, and any already paid booking fee is non-refundable.
- However, a later mutual agreement between the parties may remain valid.
- The booking fee is generally 50% of the total order amount.
3. Use of Premises and Time Limits
- When renting a room for a day, the client has the right to use the rented premises from 3:00 PM until 11:00 AM the following day — unless otherwise agreed.
- When renting rooms for a fixed period, the client has the right to use them during the ordered time frame.
- In case of violation without prior agreement, the client is obliged, upon the lessor’s request, to vacate the premises and pay the price list fee for the exceeded time.
4. Responsibility and Good Stewardship
- The client is obliged to show good stewardship towards the rented premises and the items within.
- The client is responsible for the preservation of the items and premises during the rental period (including electronics).
- Kallaste Turismitalu rents the premises and territory as they are.
5. Accommodation and Beds
- The rental price includes bed linens, but towels are provided only in rooms with a shower (Ella, Hilja, and Johannes rooms).
- There are 10 towels available in the sauna.
- Different agreements between the parties are also possible.
- The client is obliged to inform the lessor of the number of guests at least 3 days before the event.
- Generally, the rental price does not include room allocation according to the accommodation plan — the organizer decides who sleeps where.
- If there is an agreement for partial service by the farm in room allocation, the accommodation plan must be confirmed at least 3 days before the event.
6. Sharing the Complex and Quiet Hours
- If the client does not rent the entire complex, they must consider that other clients may also be present on the premises.
- The client must respect the interests of other guests staying on the farm.
- Primarily, the client must observe the legally established quiet hours (midnight on weekends, 10:00 PM on weekdays).
- This mainly concerns loud music and similar noise.
- If the client ignores quiet hours after repeated warnings, the lessor may cut off electricity and impose a penalty fee of up to €100.
7. Kalju-lava Stage and Adventure Park
Use of the Kalju-lava Stage and Adventure Park is not included in the rental price unless otherwise agreed.
8. Cleaning and Kitchen Use
- Unless otherwise agreed, general cleaning is included in the rental price.
- The client is obliged to clean up any waste related to food and drinks they bring with them.
- If the client uses the provider’s kitchen or other utensils to prepare their food, they must use everything responsibly and leave the area in the same condition as before.
- Violation of this point will result in a penalty fee of €50 and compensation for replacement of any permanently damaged items.
9. Catering
When ordering catering from Kallaste Turismitalu, the client is obliged to inform the service provider of:
- Food choices and approximate number of participants 7 days before the event.
- Exact number of people 3 days (72 hours) before the event.
Later changes will not be accepted, and the invoice will reflect the agreed amount.
Exception: breakfast quantity can be changed by 8:00 PM on the previous evening.
By agreement, a later mutual arrangement between the parties may apply.
10. Furniture and Additional Services
- The farm charges an extra fee for moving furniture, adding extra beds, or similar activities.
- Please ask the holiday advisor whether your special requests will incur additional charges.
- It is allowed to rearrange tables and chairs without damaging the furniture and with prior agreement, but upon departure, the original layout must be restored unless otherwise agreed.
11. Animals and Environment
On the premises of Kallaste Turismitalu live goats, geese, rabbits, chickens, and a dog, and occasionally wild animals visit the farm — please take this into account and avoid leaving food or other edible items outside.
12. Other
Additionally, both parties are obliged to fulfill other mutual agreements and to act according to the usual and reasonable practices in the given field.
Farm Rules
RULES FOR RENTING THE FARM
- The renter of the farm enters into a rental agreement (which can also be verbal), to which these rules apply.
- According to the Tourism Act, overnight guests must provide their passport details and name. Please understand this requirement.
- Very loud music, shouting, and noise on the farm premises are allowed between 10:00 AM and 11:00 PM, provided it does not disturb other guests.
- The renter is responsible for any violations of quiet hours and must compensate any fines imposed by local authorities for noise disturbances.
- If the renter rents only part of the farm, they must consider other overnight guests.
- In the Main House and hall, there are no restrictions on loud music or shouting, as long as it does not disturb other guests or neighbors. The renter sets the quiet hours for the hall in the Main House. (Keep in mind that there are resting rooms on the second floor. If most of the group wishes to rest, the music should be lowered.) If the entire complex is not rented, other renters must be respected—violating their quiet hours may lead to compensation claims.
- In the middle of the farm is a plot owned by a third party with a sauna-cottage. This area is fenced and marked “PRIVATE.” Visitors are asked not to enter.
- Locked or “PRIVATE” marked rooms are not for public use and entry is prohibited.
- The renter is liable for any material damage caused to the owners, intentional or accidental. Compensation is the renter’s responsibility. A guarantee or deposit may be requested.
- Owners may immediately remove any fighters or violent persons. If the group cannot maintain order and polite behavior, owners may evict the whole group with 10 minutes’ notice. No refund will be given in such cases.
- The farm is not rented to persons under 18 years old.
- Children’s events require at least one responsible adult over 23 years old per 20 children.
- Wooden floors are present; wearing shoes with sharp heels indoors is prohibited. Damage must be compensated.
- Left items after events can be reported to the hostess at phone 5076138; items can also be collected in Tallinn.
- Sauna heating is allowed only by agreement, at set times, using client-provided materials.
- Motor vehicles may be driven only on designated roads and parking areas on the farm.
- Ski trails exist in the forest; driving motor vehicles on many forest roads is prohibited.
- Moving furniture (except chairs) without permission is forbidden; original arrangement must be restored after.
- Garbage, including chewed gum, must be disposed of in designated bins.
- Bottles and food waste should be placed in boxes or trash bins. Whoever provides food is responsible for cleaning.
- Throwing trash in toilets or sinks is prohibited.
- Vomit or other human waste is considered damage and usually requires extra cleaning, charged at €50 per incident.
- The farm is not responsible for loss of valuables or guests’ belongings. Items may be stored by agreement.
- Check after sauna that all metal jewelry is present.
- Glass items are prohibited in the steam room.
- Making sauna whisks and collecting wood is allowed only with forest owner’s consent. Whisking is allowed.
- Sports equipment (balls, rackets, etc.) must be returned immediately after use.
- Farm animals live in a separate area; entering it is at one’s own risk. The owner is not responsible for consequences.
- Farm animals may only be fed vegetables, fruits, and bread/buns. Feeding the dog is prohibited.
- The trampoline on the farm is used at your own risk; renter must ensure safety.
- Adventure Park elements in the forest may only be used under instructor supervision.
RIVER AND PONDS
- Diving headfirst into the water is prohibited. Swimming in the river or ponds is at your own risk!
- Do not let a drunk friend into the water. If you drink alcohol, do not go swimming.
- Children must not be allowed near water bodies without supervision.
- When boating on the river, all passengers must wear life jackets. The boat can hold a maximum of 3 adults.
- Throwing bottles and trash into the river is prohibited.
- Do not feed or touch waterfowl or other birds by the river. Immediately inform the farm hostess if you find a dead bird.
FIRE USE, SMOKING, AND FIREWORKS
- Smoking indoors on the farm, open fires, and use of hookahs are prohibited. The fine is €150.
- Outdoors, cigarette butts must be disposed of in trash bins or ashtrays. Cigarette butts take 10 years to decompose in nature. Cleaning up cigarette butts after the event costs €50.
- Making fires in the forest is prohibited. Fires are only allowed in designated areas. Firewood can be collected from the forest (dry branches) or purchased from the farm.
- Grills may be used but must be cleaned by the user after use. Charcoal is available on the farm for an extra charge if needed.
- Do not leave fires unattended.
- Fireworks indoors are strictly forbidden.
- Organizing fireworks on the farm requires permission and coordination with authorities.
- Fireworks are allowed after quiet hours only with proper permits and in agreement with the farm hostess.
- The renter is responsible for organizing fireworks on the farm premises.
